Position Summary

We are seeking a highly skilled, seasoned leader, planner and project supervisor to join in the leadership of our maintenance program at Huntington Place, Aeon's 834-unit apartment community in Brooklyn Park, MN! The Facility Operations Manager will focus on effective and performing partnerships with Aeon staff persons and vendors to ensure that Aeon standards are met in preventative maintenance, safety and security, physical condition, market appeal, customer service promises, and utility conservation standards. The Facility Operations Manager will also be responsible for the successful completion of large projects, ordering, financial and asset management planning and reporting. The Facility Operations Manager will supervisor Huntington Place Maintenance Technicians and will report directly to the Senior Site Manager.


Key responsibilities include, but are not limited to:


  • Lead, motivate, and direct maintenance staff: Ensure effectiveness of staff through ongoing training, mentoring and working through performance matters in an effective and timely manner. Ensure growth of the team by instructing them to attend various seminars and classes and through effective recruitment and hiring practices with the support of HR. Assist and perform annual reviews for maintenance staff. Adequately document all disciplinary policies and procedures. Use delegation skills to effectively manage time as well as cross train other staff members. Observe all time reporting.
  • Maintain a high quality of property and curb appeal standards: Inspect property for hazardous or potential liability situations. Personally inspect property grounds on a daily basis to ensure proper clean up and pool care have been accomplished.
  • Coordinate, perform, and record preventative maintenance schedule: Oversee all aspects of the preventative maintenance schedule. Appropriately assign tasks to accomplish the daily, weekly, monthly, quarterly, and annual preventative maintenance goals, and complete such inspections/repairs where appropriate.
  • Prepare and pass all inspections: Prepare and monitor quality for all inspections. This includes REAC, Section 8, MPHA, etc. Communicate with Huntington Place teams when additional resources are needed to pass inspections, including partnership with management staff to ensure and follow-up on resident lease compliance. Communicate with inspectors in a professional and effective manner. Conduct any and all follow up needed.
  • Maintain a market ready schedule board: Create and update daily a market ready schedule board. Effectively schedule vendors and staff to perform work. Oversee and/or assist with all necessary work to bring vacant units to a marketable state within timeframe expectations. Ensure that all market ready inventory goals have been met on a monthly basis. Conduct follow up and inspections of market ready apartments to ensure they are up to Aeon standards.
  • Monitor vendor performance: Continually monitor vendor invoices and performance. Communicate with vendors concerning unsatisfactory performance and/or invoice issues.
  • Control maintenance shop supply and equipment inventory: Maintain an inventory of maintenance equipment and ensure the upkeep and secure storage. Inventory supplies on a monthly basis, compile order of supplies needed to replenish stock and/or complete scheduled maintenance tasks. Present all supply/equipment orders to the Senior Site Manager for approval where necessary.
  • Control expenses by using budget perimeters: Remain aware of operating budget affecting areas of responsibility and manage expenses accordingly. Aid in the negotiation of competitive pricing on maintenance supplies. Obtain bids from vendors for regular operating and capital budget projects. Obtain a purchase order or work order for all work and/or supplies ordered per policy. Participate in budget preparation and monitoring on a weekly basis.

Skills & Qualifications

  • Must have 5+ years of proven and demonstrated ability to effectively lead performing teams.
  • Project management experience is strongly preferred.
  • Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations is required.
  • Proven ability to work effectively across business teams and external partners, driving results.
  • Proficient with Microsoft Office and comfortable with different technological platforms (ie. Microsoft Project, CAD, building monitoring systems and software, etc.).
  • Ability to understand business objectives, strategies and directions and ability to develop and implement action plans accordingly.
  • Ability to work on a variety of tasks simultaneously and consistently meet deadlines.
  • Must be a resourceful, problem solving, relationship-building, seeker of excellence, with a commitment to Aeon's mission.

  • Valid drivers' license, reliable vehicle and vehicle insurance required
  • Physical Requirements:
    • Ability to stand, walk, reach, climb, bend and kneel for extended periods of time
    • Ability to complete daily tours between properties including but not limited to inspecting grounds, common areas, hallways, stairwell and apartment homes
    • Ability to lift up to 30 pounds frequently and 50 pounds occasionally
    • Ability to reach above and below the shoulders
    • Ability to use hands and fingers to grasp, twist and pull
    • Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather
    • Ability to quickly respond to sights and sounds that may pose a threat to persons or property

Compensation, Hours & Location

Compensation is commensurate with experience. Aeon offers an impressive benefit package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, paid time off and an employee assistance program. This full-time position offers mostly Monday-Friday, daytime hours. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the position and the staff person. Variations to this schedule may occur for planned resident and community events and meetings. This position would join the Aeon management on-call rotation for one week about every 5-6 weeks. This includes availability to make management decisions on-call, not necessarily to perform on-call maintenance tasks. This is an in-person position and will office mostly out of Huntington Place. Occasional work at Aeon's Central Office, training facilities and other properties will occur from time to time.
